Of the total area of the farm, 21 hectares correspond to forest plantations under management, of which 5 hectares are 10-year-old teak and 16 hectares are 19-year-old hardwood plantations close to harvest age. All plantations are under internationally certified forest management and registered in the voluntary forestry regime of the MINAE-SINAC Quepos office. There are 24.1 hectares that were teak that was harvested and now are unmanaged teak sprouts; this area has great potential to continue with new forest plantations or agricultural or agroforestry projects. There are 7.4 hectares of native forests and protected streams and the rest are roads and administrative areas.

Access to the BIRD 96 farm is by asphalt and gravel roads from Parrita to the town of Jicote and then up a public, gravel road for about 4 km. You can also reach this farm by the old Parrita-Puriscal road (National Route 239) and coming from Parrita after the town of Guapinol you turn east before the bridge and town of Chires for about 3.5 km of gravel road (see location map). The property to the north and along the public street that borders it has beautiful views of the Pacific Ocean.
